A home inspector walks into a house. He or she presents a long list of faults to the prospective buyer. The buyer keeps looking. That buyer could be making a big mistake.
What’s important in a home inspection? It’s not just the faults, but how much they will cost to fix. Every house, including new construction, has faults. The primary goal of a home inspection should be to reduce the surprises you experience after your purchase.
Since you can’t tear out walls during an inspection (unless you want a very expensive inspection bill), you need someone who has already torn down walls. You need an inspector who has made similar repairs and can provide reasonably accurate estimates as to how much they will cost to fix.
Home inspectors come from many backgrounds. Some from engineering, others from sales, and still others who just wanted to start their own business. They passed the test, got certified, and started inspecting. You need more than that; you need building-related experience.
